Ten Bears is currently performing a Brownfields Investigation (BFI) on behalf of the Christina Cultural Arts Center, Inc. The Christina Cultural Arts Center, Inc. plans to purchase the property for a parking lot. Ten Bears completed a Phase I Environmental Site Assessment (ESA) which identified Recognized Environmental Conditions (RECs) resulting from the historical use of the property as a printing shop, potential use of an underground storage tank (UST), and historical demolitions. The Phase I ESA recommended evaluation of the RECs prior to client purchase of the property. The work then proceeded with a geophysical survey in an attempt to locate potential USTs. The Geophysical Survey did not reveal any USTs on the Site. Based on known historical use and associated environmental impacts, Ten Bears proceeded with entering the Site into the Brownfields program, following the Phase I Environmental Site Assessment.
The BFI included the collection of soil samples via Geoprobe in coordination with Northeast Probe. Northeast Probe also installed groundwater monitoring wells and soil gas points from which Ten Bears collected groundwater and soil gas samples. Soil samples were submitted to Eurofins Lancaster Laboratories Environmental Testing (ELLET) for analysis of TAL metals, TCL volatile organic compounds (VOCs), TCL semi-volatile organic compounds (SVOCs), TCL pesticides, cyanide, and PCBs. Groundwater samples were submitted to ELLET for analysis of TAL/TCL VOCs and SVOCs, metals, pesticides, and PCBs. Soil gas samples were submitted to ELLET for analysis of VOCs via EPA Method TO-15.
Ten Bears is currently compiling and analyzing laboratory results and will submit a BFI Report to DNREC summarizing the results of the BFI. The report will include Ten Bears’ recommendation for potential remedial actions (if warranted).
