On behalf of the The Conservation Fund and Longwood Gardens TBE performed a time-sensitive Phase I Environmental Site Assessment (ESA) of the 500-acre Granogue Estate in Wilmington, Delaware. The historical estate included dozens of buildings, including a large main house, greenhouses, barns, storage sheds, an automotive garage, and numerous tenant residences. The ESAs were performed in accordance with “ASTM E1527-21 – Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process,” to satisfy the due diligence requirements of the EPA’s All Appropriate Inquiries (AAI) regulations to identify potential environmental issues associated with a property prior to Longwood Gardens taking title to the historical properties. The Conservation Fund and Longwood Gardens entrusted Ten Bears with this sensitive, confidential due diligence effort prior to the public announcement of the sale.

Follow-up efforts included assisting estate staff with collecting and organizing hazardous substances for disposal, a Phase I update, and underground tank removal review.
