Ten Bears is currently performing a Brownfields Investigation (BFI) on behalf of Lattice Industries. Lattice Industries plans to redevelop the Site into a 15-story commercial technology center and data storage center with sub-surface storage. The Site was historically developed for residential and commercial activities as early as 1884; subsequent redevelopment included demolishing and paving over historical structures. Due to the timing, it is likely that demolition debris potentially supplemented with industrial wastes was used as fill. Based on the associated environmental impacts of historical fill, Ten Bears proceeded with entering the Site into the Brownfields program, concurrent with a Phase I Environmental Site Assessment. The BFI included the collection of soil samples via Geoprobe in coordination with Northeast Probe. Northeast Probe installed a groundwater monitoring well from which Ten Bears collected groundwater samples. Soil and groundwater samples were submitted to Eurofins Lancaster Laboratories Environmental Testing for analysis of TAL metals, TCL volatile organic compounds, semi-volatile organic compounds, and pesticides; and PCBs. Ten Bears also coordinated a geophysical survey with On the Mark Locators in an effort to locate any potential buried underground storage tanks, drums, or other buried debris. Ten Bears is currently compiling and analyzing laboratory results and will submit a BFI Report to DNREC summarizing the results of the BFI. The report will include Ten Bears; recommendation for potential remedial actions (if warranted).
